Man And Van Or Full Removals In Brighton?

Two services, one question, and why the size of the load is the wrong place to start. First Published: 01/10/2026

You've got things to move in Brighton and two options keep coming up: a man and van at an hourly rate, or a full removals service at a higher price. Most advice splits them by size. That's the wrong way to decide.

We run both at ESV Removals, so we've got no reason to push you towards the bigger job. The honest answer is simple. It's not about how much you're moving. It's about what's riding on the day.

At A Glance

The deciding question is what's riding on the day, not how much you're moving. A key handover, a completion time, a tenancy end date or belongings that matter make it a removal, even if everything fits in one van. If nothing's riding on it, a man and van is quicker and cheaper.

Man and van is hourly, casual work with no contractual obligations. Garage clearances, storage runs, secondhand and Marketplace collections, single rooms and student moves out of halls all sit here. Full removals are quoted as a set price or hourly depending on the job, always with an overtime clause, and include a bigger crew, the Luton van and the insurance behind it.

At ESV you deal directly with Peter from first message to final box. Man and van is from £60 an hour. Full removals start from £80 an hour for lighter loads with two movers, and £110 an hour with three movers for larger jobs, with a two hour minimum. We are not VAT registered, so there is nothing added at the end. Fully insured with £40,000 Goods in Transit per vehicle and £5 million Public Liability, backed by hundreds of five star Google reviews. Call 07552 555 820, quote at www.eastsussexvan.com, or see recent moves on Instagram.

When Does A Move Need Full Removals Instead Of A Man and Van?

Forget room counts and van sizes for a moment. Ask yourself one thing: is anything riding on the day?

Something is riding on the day if you've got keys to hand over at a set time, a completion chain waiting on you, a tenancy ending, or belongings you'd be genuinely upset to lose or see damaged. When that's the case, you need a crew sized for the job, a plan for the day, and cover that's there if something goes wrong. That's full removals.

If nothing's riding on it, you don't need to pay for any of that. Clearing a garage, collecting a sofa from Marketplace, moving boxes out of storage into an office: if it takes an extra half hour, nobody misses a completion. That's a job for our man and van in Brighton, and it's usually the quicker, cheaper option.

That's why a whole garage clearance can be an hourly man and van job, while a small flat move with keys due back at noon needs planning like a removal. One has a deadline. The other doesn't.

When Is A Man and Van The Right Call In Brighton?

Our man and van in Brighton service is built for casual, everyday jobs where nothing is on a clock. It's hourly, from £60 an hour with a two hour minimum, and there are no contractual obligations tied to the day. You book the time, we turn up, and you pay for the hours used.

Our Sprinter at a self storage loading bay. For a storage run, a few pieces of furniture or a single room, a man and van is usually the quicker and cheaper choice.

Typical man and van jobs include clearing a garage into a new home or into storage in Brighton, moving furniture or stock from storage into an office, collecting secondhand pieces from Marketplace or a charity shop, moving a single room, or taking a few bulky items across town, which our single item removals in Brighton also cover. The items are rarely high value, and if the day runs a little long, nobody's key handover is affected. We move things rather than take rubbish away, so a garage clearance with us means relocating what's in it, not disposing of it.

Our two stop studio move in Whitehawk is a typical example: a home and a storage unit, cleared in a single run. If that sounds like your job, our guide to booking a man with a van in Brighton covers what to expect on the day and how the hourly rate works in practice. When you're ready, request a quote online with what's moving, where it's going and the access at each end, and we'll usually come back the same day with a price.

What Does A Full Removals Service Look Like In Brighton?

Full removals, the service behind our house removals in Brighton, are for moves where the day has to go to plan. We look at the volume, the access at both ends, the parking and any fixed times, then send the right crew and vehicle for the job. That usually means our Luton van with two or three movers, with the Sprinter alongside when the load or the access calls for it.

Full removals start from £80 an hour for lighter loads with two movers, and £110 an hour with three movers for larger jobs, with a two hour minimum. Depending on the move, we quote either a set price or an hourly rate. Either way, every removals quote includes an overtime clause, which sets out what happens if the day runs past the agreed time, for example because keys are released late or there's more to move than was listed. It isn't there to catch you out. It's there so you know the cost of a long day before it happens, not after.

A full removal in progress, with the Luton and the Sprinter working the same house. Bigger homes often need both vans and a larger crew to finish in a single day.

The more accurate your inventory, the more accurate the quote, and the less likely that overtime clause ever comes into play. Request a quote online with your moving date, any key handover times and a room by room list or a short video walkthrough, and we'll usually come back the same day.

What Do You Get For The Higher Removals Rate?

The higher rate isn't paying more for the same service. It pays for three things that matter once something is riding on the day: insurance that's there to be relied on, a bigger crew, and the Luton van.

Insurance first. ESV carries £40,000 Goods in Transit per vehicle and £5 million Public Liability. On a garage run, that cover rarely gets tested. On a full house move, it's protecting a household of belongings and the property at both ends: the paintwork, the banisters, the communal stairwell in a converted flat. If any single item is worth £500 or more, tell us at quote stage so it's wrapped, positioned and declared properly.

Then the crew. Two or three movers on a house move isn't about speed for its own sake. It means someone stays with the van while the others carry, heavy furniture gets handled properly on stairs, and the day stays inside the time you've been quoted. Three movers cost more per hour and often less in total, because the day compresses.

And the van. Our Ford Transit Luton has a tail lift, which raises heavy items to floor level instead of carrying them up a ramp, and keeps most one and two bedroom homes to a single trip where access allows. Past roughly 20 cubic metres, which is typically a three bedroom house or more, we run the Sprinter alongside it. For anything larger than a Luton and a Sprinter can take, we bring in additional vans from local rental companies we work with. Those vans are fully insured too, with the contents still covered by our Goods in Transit cover of up to £40,000.

Two vans and a full crew on one job. The higher removals rate pays for the extra people and capacity, which is what gets a whole house moved in one day.

Put together, that's what the higher rate buys, and it's what hundreds of five star Google reviews keep coming back to. Read through them and the same things come up again and again: clear communication on the morning, care with furniture, and a day that ran to plan.

Moving day itself was completely stress-free. The team handled everything, including dismantling and reassembling furniture, and made sure boxes were placed in the correct rooms at the new house. They arrived on time, were often ahead of schedule, and had allowed plenty of time to complete the move properly without us ever feeling rushed.

That last part is the overtime clause working the way it should. A day planned with enough time in it rarely runs over.

When Is A Small Removal More Than A Man and Van Job?

A small move isn't automatically a man and van job. A studio or one bedroom flat might fit in a single van, but if the tenancy ends at noon or the keys are due back at the agent's by two, the size of the load stops being the thing that matters. What matters is responsibility. Once there's a deadline and a contract behind the day, whoever you book is taking responsibility for getting you out on time with your belongings intact, and that's a removal, however small the load.

Brighton makes this more likely than most places. A small flat here is often the top floor of a converted Regency house with no lift, on a street where the only parking is permit bays, or halfway up a hill in Hanover or around Elm Grove. None of that changes how much you own. All of it changes how long the day takes and how many people it needs.

Local Pro Tip: Sort the Parking Before the Van

On a permit street in Brighton and Hove, the van needs somewhere legal to stop, and that usually means a parking bay suspension from Brighton & Hove City Council. Allow at least seven working days, and apply as soon as your date is confirmed.

Send us your street name when you request a quote and we'll tell you whether you need one at all. On a small flat move, a van parked outside rather than two streets away is often the difference between finishing early and running into overtime.

Are Student Moves In Brighton Man and Van Or Removals?

Most student removals in Brighton are man and van work. Moving into or out of halls, including purpose built blocks like Student Roost, runs into and out of storage over the summer, and moves between rented rooms are all hourly and quick, with a two hour minimum. Whether you're at the University of Brighton or the University of Sussex, a single room is always hourly.

Our Sprinter outside the University of Brighton’s Cockcroft building. Most student moves fit comfortably in a Sprinter, which makes man and van the right call for halls and shared houses.

End of tenancy moves are where it can go either way. Clearing a whole shared house with a checkout inspection, a key return time and a deposit riding on it is a different job from moving one room. Depending on the size, the complexity and the liability involved, we'll either book it hourly or quote it as a removal, and we'll tell you which and why when you ask for a price.

Student tenancies in Brighton tend to end around the same few dates each summer, and so do the moves. Book your move as soon as you know your date, and if you're choosing your next house share, our guide to the best areas to live as a student in Brighton is worth reading before you sign.

What Happens If You Book A Man and Van For A Removal?

Booking the cheapest option for a move that needs more usually costs you in one of three ways. The van turns out too small and needs a second trip. The crew is too small, so heavy furniture takes far longer on the stairs and the hourly bill keeps climbing. Or the day runs long and you miss your key handover, which brings problems of its own that no hourly rate covers.

It works the other way too. Paying for a full removals crew to move a few boxes out of storage is money you didn't need to spend. That's why we'll tell you when a job only needs a man and van, even if you've asked for a removal, and book it hourly as one of our small removals in Brighton instead.

A proper removal doesn't have to be the expensive option either, and it's worth comparing quotes when you're choosing a removal company in Brighton. When one customer compared quotes for a fairly local move, the strongest endorsement came from somewhere unexpected.

Their quote was incredibly competitive compared with other removal companies. We even had one of their competitors tell us we'd be mad to turn it down!

What Should You Include When You Request A Removals Quote?

Five things get you an accurate price, usually the same day: both full postcodes, your moving date and any key handover times, a room by room list or a short video walkthrough, the floor level and parking at each end, and a note of any single item worth £500 or more.

For bigger house removals, a detailed video survey is the most useful thing you can send. Walk through every room, open the wardrobes and cupboards, and include the loft, the garage, the shed and the route from the front door to the kerb. The more we can see, the more accurate the quote, and the less likely the day runs into overtime.

Not sure which service your job needs? Tell us what you think it is and we'll tell you if we see it differently, and why. Request a quote online and we'll come back with a real price, not a holding response. If you'd rather talk it through first, call Peter on 07552 555 820 or message us on WhatsApp. To see what a moving day with us looks like, have a look at our recent Brighton move days on Instagram.

Key Terms

Man and Van. An hourly service for casual jobs with no contractual obligations, such as garage clearances, storage runs and secondhand collections. At ESV, from £60 an hour with a two hour minimum.

Full Removals. A planned move where something is riding on the day, such as a key handover or completion. Quoted as a set price or hourly, from £80 an hour for lighter loads, with a bigger crew and the Luton van.

Overtime Clause. The part of every removals quote that sets out what happens if the day runs past the agreed time, for example when keys are released late.

Key Handover. The agreed time you return or collect keys with a letting agent, landlord or estate agent. The clearest sign a move needs full removals.

Completion Day. The day a sale or purchase legally completes and keys are released. Timings depend on the chain, so the day needs planning around possible delays.

Goods in Transit. Cover for your belongings while they are loaded, carried and driven. Ours is £40,000 per vehicle, and it extends to any additional vans we bring in.

Public Liability. Cover for damage to property during the job, such as walls, banisters and communal stairwells. Ours is £5 million.

Declaration Threshold. The value above which a single item should be flagged before moving day. Ours is £500.

Bay Suspension. A parking bay reserved for your van by the council. Brighton & Hove City Council needs at least seven working days' notice.

Controlled Parking Zone (CPZ). An area where kerbside spaces are permit or pay and display during set hours. Much of central Brighton and Hove sits inside one.

Tail Lift. The powered platform on the back of our Luton that raises heavy items to floor level, removing the ramp carry.

Frequently Asked Questions: Man and Van Or Full Removals

Is a man and van cheaper than a removal company?

Per hour, yes. Our man and van hire in Brighton starts from £60 an hour, and full removals, for Brighton and Hove removals alike, from £80 an hour for lighter loads with two movers, or £110 an hour with three movers for larger jobs, both with a two hour minimum.

Over the whole job, not always. On a move with stairs, heavy furniture or a key handover, a smaller crew takes longer, may need a second trip, and can run into time the hourly saving never covers. Three movers cost more per hour and often less in total, because the day compresses.

The fair comparison is the total for the job, not the hourly rate. Request a quote online with what's moving and the access at each end, and we'll tell you which service fits and what it's likely to cost.

Can a man and van do a full house move?

Physically, sometimes. But that doesn't make it the right booking. A man and van is hourly with no contractual obligations, which suits casual jobs where nothing is riding on the day.

A house move almost always has something riding on it: a completion time that calls for completion day removals, a key handover, a household of belongings. That's where you want a crew sized for the job, the Luton van with its tail lift, and a quote with an overtime clause that tells you the cost of a long day upfront.

If your move is small and genuinely flexible, with no deadline at either end, a man and van may be all you need. Tell us about it when you request a quote and we'll say which fits.

Do I need full removals for a one bedroom flat?

Not necessarily. Plenty of one bedroom flats fit in a single van and move perfectly well on an hourly man and van booking, especially when nothing is riding on the day.

It tips into full removals when there's a tenancy ending, keys due back at a set time, or a completion to hit. Access matters too. A top floor flat in a converted Brighton house, with no lift and permit only parking outside, takes longer and needs more hands than the volume suggests.

The quickest way to find out is to send us the floor level, the parking and any handover times with your quote request. We'll tell you straight which one it needs.

How much does a man and van cost in Brighton?

Our man and van starts from £60 an hour, with a two hour minimum. We are not VAT registered, so there is nothing added at the end.

The total depends on how long the job takes, which comes down to how much you're moving, how far it's carried at each end, and where the van can park. Our man with a van Brighton guide covers what to expect on the day and how the hourly rate works in practice.

Are my belongings insured on a man and van job?

Yes. ESV carries £40,000 Goods in Transit per vehicle and £5 million Public Liability, and both apply to man and van work as well as full removals.

The difference is how much the cover is carrying. On a garage run or a secondhand collection, it rarely gets tested. On a house move, it's protecting a household of belongings and the property at both ends, which is part of why full removals are priced higher.

Two things keep you covered either way. Tell us before the day about any single item worth £500 or more, so it's wrapped, positioned and declared properly. And leave the carrying to our team, because we can't cover damage caused by friends or family helping out.

What is an overtime clause in a removals quote?

It's the part of the quote that sets out what happens if moving day runs past the agreed time. Every ESV removals quote has one, whether the job is priced as a set price or hourly.

The usual causes are keys released late on completion day, more to move than was listed, or packing that isn't finished when the crew arrives. The clause means you know the cost of a long day before it happens, not after.

The best way to keep it from ever applying is an accurate inventory and honest access details at quote stage. The better we know the job, the better we plan the time for it.

Are student moves charged hourly?

Most are. On our student moving service, moves into or out of halls, including purpose built blocks like Student Roost, runs into and out of storage, and moves between rented rooms are all hourly, from £60 an hour with a two hour minimum. A single room is always hourly.

End of tenancy moves can go either way. Clearing a whole shared house with a checkout time and a deposit riding on it may be quoted as a removal, depending on the size, the complexity and the liability involved.

Tell us which university you're at, both addresses and your key return time when you request a quote, and we'll tell you which applies.

Do I need a parking bay suspension for a move in Brighton?

Only if your street has controlled bays and there's no legal place for the van to stop nearby. Much of central Brighton and Hove is permit or pay and display, so it comes up often.

Brighton & Hove City Council needs at least seven working days' notice, so apply as soon as your date is confirmed. If your move crosses into another council area, such as Adur at Fishersgate, that's a separate application with its own notice period.

Send us your street name with your quote request and we'll tell you whether you need one at all. On a small move especially, a van parked outside rather than two streets away saves a lot of time.

Do you take rubbish away on a man and van job?

No. We move things rather than dispose of them, so a garage clearance with us means relocating what's in it to a new home, a storage unit or anywhere else you choose.

For anything you're getting rid of, use a licensed waste carrier or Brighton & Hove City Council's bulky waste collection. Reusable furniture can often go to a charity with free collection, such as the British Heart Foundation on London Road.

If you're clearing and moving at the same time, sort what's going before we arrive. It keeps the job shorter and the hourly bill lower.

What do you need for an accurate removals quote?

Five things: both full postcodes, your moving date and any key handover times, a room by room list or a short video walkthrough, the floor level and parking at each end, and a note of any single item worth £500 or more.

Photos help most where access is awkward. A shot of the frontage showing where a van could stop, and one of the stairs or the route to the door, tells us more than a description can.

With those, we can usually price the job without a site visit and come back the same day. Not sure if it's a man and van job or a removal? Say so in the form, and we'll tell you which fits and why.
